As a result, it is transitioning from a suburban commuter town to an urbanized, amenity-rich, transit-focussed community.\u00a0Therefore, there are big plans to accommodate its growing population, businesses and amenities. The target completion date for the 200th Street Corridor Development Plan is 2040.<\/p>\n\n\n\n<p>The 200th Street corridor plan, located in Willoughby Heights, will stretch 800 metres west and 800 metres east on either side of 200 Street. It spans 4.5 KM, north from Highway 1 and south to 68 Avenue.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"755\" src=\"https:\/\/www.caianderson.com\/blog\/wp-content\/uploads\/2025\/03\/200St-2040-Map1-GreyNoNodes-1024x755.jpg\" alt=\"200th Street Corridor Development Plan\" class=\"wp-image-2371\" srcset=\"https:\/\/www.caianderson.com\/blog\/wp-content\/uploads\/2025\/03\/200St-2040-Map1-GreyNoNodes-1024x755.jpg 1024w, https:\/\/www.caianderson.com\/blog\/wp-content\/uploads\/2025\/03\/200St-2040-Map1-GreyNoNodes-300x221.jpg 300w, https:\/\/www.caianderson.com\/blog\/wp-content\/uploads\/2025\/03\/200St-2040-Map1-GreyNoNodes-768x567.jpg 768w, https:\/\/www.caianderson.com\/blog\/wp-content\/uploads\/2025\/03\/200St-2040-Map1-GreyNoNodes-1536x1133.jpg 1536w, https:\/\/www.caianderson.com\/blog\/wp-content\/uploads\/2025\/03\/200St-2040-Map1-GreyNoNodes-2048x1511.jpg 2048w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p>Based on the recommendations set out in the development strategy, it is projected that the 200th Street Corridor will accommodate the following:<\/p>\n\n\n\n<ul>\n<li>47,050 new housing units<\/li>\n\n\n\n<li>98,500 new population (just the corridor not all of the Langley Township)!<\/li>\n\n\n\n<li>58,200 new office\/industrial jobs<\/li>\n\n\n\n<li>941,000 square feet of new retail floor area<\/li>\n<\/ul>\n\n\n\n<p>Along with the population increase, we expect to see an increase in jobs and local businesses. This growth drives demand for new housing, services, and transit. With such a dense plan, residents will rely heavily on transit options as opposed to cars. Because of this, there will be three rapid bus stations that run along 200th street. One at 86th and 200th, another at 80th and 200th and a final at 72nd and 200th ST. The bus routes down 200th will lead into Fraser HWY where the much anticipated Langley Skytrain Centre will be located.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What the 200th Street Corridor Development Plan Could Look Like<\/h2>\n\n\n\n<p>The diagram below outlines the type of buildings that will be positioned around the rapid bus routes. The red, representing 20+ story towers, will be the closest to the bus routes. 12+ story buildings, in orange will surround the tallest towers. Expanding from the 12+ story buildings, will be 6-story (midrise) buildings. Being born and raised in Willoughby Heights, this rendering took me by surprise!<\/p>\n\n\n\n<p>Golden Ears bridge, connecting Langley to Maple Ridge, is shown to the North with towers and mid-rise buildings situated all along 200th Street. The Langley Events Centre currently in place and home to the Vancouver Giants,  is about two-thirds down the rendering. This is where one of three rapid bus routes will be located.
