Both the number sales and the number of new listings recorded in July softened compared to more recent months. <\/strong><\/p>\n\n\n\n<p class=\"has-black-color has-text-color has-normal-font-size\"><strong>The Fraser Valley Real Estate Board processed 11% fewer sales compared to last month, June 2021\u00a0and 4.5% less compared to July of last year<\/strong>.\u00a0<\/p>\n\n\n\n<p class=\"has-black-color has-text-color has-normal-font-size\"><strong>Currently, the number of buyers significantly outweighs the number of sellers and for the past 14 months, we have been in a strong\u00a0 sellers market. The huge demand for new homes to hit the market has resulted in current inventory levels to reach the lowest for the month since 1981!!<\/strong><\/p>\n\n\n\n<p class=\"has-black-color has-text-color has-normal-font-size\"><strong>What is interesting, is that even though sales and listings have slowed this\u00a0summer,\u00a0 the overall number of sales occurring remains above average, in fact we are sitting at 15% above the 10 year average. That just goes to show you how quickly buyers are purchasing homes as they hit the market.<\/strong> <\/p>\n\n\n\n<p class=\"has-black-color has-text-color has-normal-font-size\"><strong>In my opinion, homes are going to continue to sell fast and for a strong price as long as supply and interest rates remain low. \u00a0Until we see a huge surge of homes coming onto the market, we will remain in a sellers market.  <\/strong><\/p>\n\n\n\n<p class=\"has-black-color has-text-color has-normal-font-size\"><strong>Fall is just around the corner. We usually see an increase in the number of new listings processed by the Real Estate Board, but, given how much supply we actually need, I do not think we can keep up with the demand and foresee this sellers market to continue into the new year. <\/strong><\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Average Benchmark Pricing:<\/h3>\n\n\n\n<ul><li><strong>Single Family Detached:\u00a0At $1,319,200, the Benchmark price for an FVREB\u00a0<em>single-family detached<\/em>\u00a0home decreased 0.4 per cent compared to June 2021 and increased 30.9 per cent compared to July 2020.<\/strong><\/li><li><strong>Townhomes:\u00a0At $688,400, the Benchmark price for an FVREB\u00a0<em>townhome<\/em>\u00a0increased 1.5 per cent compared to June 2021 and increased 22.3 per cent compared to July 2020.<\/strong><\/li><li><strong>Apartments:\u00a0At $494,000, the Benchmark price for an FVREB\u00a0<em>apartment\/condo\u00a0<\/em>increased 0.1 per cent compared to June 2021 and increased 13.0 per cent compared to July 2020.<\/strong><\/li><\/ul>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"751\" src=\"https:\/\/www.caianderson.com\/blog\/wp-content\/uploads\/2021\/08\/unnamed-1024x751.jpeg\" alt=\"\" class=\"wp-image-260\" srcset=\"https:\/\/www.caianderson.com\/blog\/wp-content\/uploads\/2021\/08\/unnamed-1024x751.jpeg 1024w, https:\/\/www.caianderson.com\/blog\/wp-content\/uploads\/2021\/08\/unnamed-300x220.jpeg 300w, https:\/\/www.caianderson.com\/blog\/wp-content\/uploads\/2021\/08\/unnamed-768x563.jpeg 768w, https:\/\/www.caianderson.com\/blog\/wp-content\/uploads\/2021\/08\/unnamed-1536x1127.jpeg 1536w, https:\/\/www.caianderson.com\/blog\/wp-content\/uploads\/2021\/08\/unnamed-2048x1502.jpeg 2048w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p><\/p>\n","protected":false},"excerpt":{"rendered":"<p>July 2021 Historically, the summer months see a slow down.\u00a0This past July was no exception.
