Sales across the Fraser Valley are down 15.9% year-over-year, and new listings have declined by 10.4%. That means overall activity in 2026 is trailing behind 2025\u2014already one of the slowest years we\u2019ve seen in the past 20 years. Months of Inventory is calculated by taking active listings and dividing them by the number of sales in one given month. Townhomes continue to see the highest relative demand among the three segments.<\/p>\n\n\n\n<p>From a boots-on-the-ground perspective, I\u2019ve been seeing more resistance in the detached and entry-level condo markets, where pricing sensitivity is especially noticeable. It\u2019s also becoming increasingly common to see \u201csubject to sale\u201d conditions included in offers, particularly on detached and townhome properties, reflecting the cautious approach many buyers are taking in today\u2019s market.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Vancouver MOI<\/strong><\/h4>\n\n\n\n<p>Turning attention away from the Valley and to Vancouver, Months of inventory in the city have also climbed this year, making sales even more of a challenge to achieve. <\/p>\n\n\n\n<figure class=\"wp-block-image size-large is-resized\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"399\" src=\"https:\/\/www.caianderson.com\/blog\/wp-content\/uploads\/2026\/03\/Screenshot-2026-03-26-at-11.49.04-AM-1024x399.png\" alt=\"\" class=\"wp-image-2524\" style=\"width:743px;height:auto\" srcset=\"https:\/\/www.caianderson.com\/blog\/wp-content\/uploads\/2026\/03\/Screenshot-2026-03-26-at-11.49.04-AM-1024x399.png 1024w, https:\/\/www.caianderson.com\/blog\/wp-content\/uploads\/2026\/03\/Screenshot-2026-03-26-at-11.49.04-AM-300x117.png 300w, https:\/\/www.caianderson.com\/blog\/wp-content\/uploads\/2026\/03\/Screenshot-2026-03-26-at-11.49.04-AM-768x299.png 768w, https:\/\/www.caianderson.com\/blog\/wp-content\/uploads\/2026\/03\/Screenshot-2026-03-26-at-11.49.04-AM.png 1396w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p><strong>MLS\u00ae HPI Benchmark Price Activity<\/strong><\/p>\n\n\n\n<ul>\n<li>Single Family <strong>Detached: At $1,370,900<\/strong> the Benchmark price for an FVREB single-family detached<br>home decreased 0.2 per cent compared to January 2026 and decreased 8.6 per cent compared to<br>February 2025.<\/li>\n\n\n\n<li><strong>Townhomes: At $770,700 <\/strong>the Benchmark price for an FVREB townhome decreased 0.3 per cent<br>compared to January 2026 and decreased 7.1 per cent compared to February 2025.<\/li>\n\n\n\n<li><strong>Apartments: At $488,300 <\/strong>the Benchmark price for an FVREB apartment\/condo decreased 0.1 per<br>cent compared to January 2026 and decreased 8.9 per cent compared to February 2025.<\/li>\n<\/ul>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Affordability <\/strong><\/h4>\n\n\n\n<p>For the first time on record, developers across Canada have started more rental units than owner-occupied homes over the past 12 months. In Vancouver and Toronto, especially, it is very hard for people to come up with a downpayment for a home. For example, in my marketplace of the Langley and Fraser Valley, BC, the average prices are as follows: <\/p>\n\n\n\n<p><strong>Detached:<\/strong> $1,370,900. Minimum down payment is:<strong> $112,090<\/strong><br><strong>Townhome:<\/strong> $770,700. Minimum down payment is: <strong>$52,070<\/strong><br><strong>Condo:<\/strong> $488,300. That is the third rate hold since they last dropped 0.25% in October, 2025. So, most experts believe if you can get a decent fixed rate (4% or less), consider it, as it&#8217;s expected that fixed rates will go up over time.
